A real Logbook, folder by folder.

This is the example property the app screens on this site are taken from. Open a folder and look at what is actually in it, where each document came from, and when it arrived.

1 Example Street, Telopea NSW

The House Spek app open on a property: its photograph, its address, and the document folders with their counts beneath it.

Seventy documents, in six folders.

The same folders in every Logbook, so the next owner, the next trade and the next professional all know where to look without being told.

Showing 4 of 9 in Core. Every item records where it came from, and anything the classifier was unsure about waits to be placed rather than being guessed at.

Every item records where it came from. Anything the classifier was unsure about waits to be placed rather than being guessed at.

How each of those documents got there.

Nobody typed seventy documents into a form. Four routes in, and the owner confirms rather than files.

The builder's handover

Plans, the occupation certificate, the waterproofing and slab certifications, and eleven appliance warranties, delivered as a set at completion and placed into their folders.

The property's own email address

Forward an invoice, a renewal or a quote to the property and House Spek reads it, works out what it is and suggests the folder.

A pile, uploaded at once

Years of paperwork dropped in together. Each item is read and classified separately, and anything unclear is held rather than filed wrongly.

The trades who did the work

A trade who took the job through the Marketplace can add their own paperwork to it, so the invoice and the warranty arrive where they belong instead of staying on a phone.

The Property Reports screen, listing an Insurance Report, an Expense Summary and a Furniture Inventory, above a panel suggesting which documents would unlock more.

Then it turns into something you can hand over.

A report is built from the documents already on file, so it is only as good as what is in the folders, and it says so plainly when there is not yet enough to be meaningful.

On this property there is enough. An insurance report, an expense summary and a room-by-room furniture inventory all read from the same seventy documents.

What the Logbook holds

And when this property sells, the history goes with it.

The improvements, the repairs, the plans, the certificates and the photographs carry on to whoever owns it next, so the home does not go back to nothing the day it changes hands.

The records that are the owner's rather than the home's come with them, and there is no charge to pass a Logbook on.

Transfer the home's history. Take your personal records with you.
