Questions

Short answers, including the ones that are really asking what the catch is.

The Logbook

What it is, what it holds, and why a folder in the cloud is not the same thing.

A permanent record for one property, built to move with the home. Plans, certificates, warranties, approvals, invoices, photographs and work history can stay organised around the address and continue through future owners.

A USB or folder can store a handover. House Spek is designed to keep the record useful afterwards. New information can continue arriving, the history stays tied to the property, and future owners do not have to start again.

No. Email documents to the property or upload them directly. House Spek reads and classifies them, then asks you to confirm where they belong.

Money

What it costs, what transfers for free, and how credits work.

A$99.95 once per property. That is a permanent Logbook built to move with the home. Premium subscription is optional at A$9.99 per month or A$69.99 per year, and posting a job is free.

No. There is one registration fee for the property. House Spek does not charge each time the Logbook transfers to a future owner.

Credits reward useful contributions to the property Logbook. As you add and update information, badges can award credits that are used toward House Spek features and registration.

Privacy and your data

Who can see the record, what stays with you, and where it is held.

The property history can transfer with the address. Your personal information, such as your mortgage, budget and private quotes, stays with you.

You, and whoever you choose to share it with. A stranger searching the address can see that a Logbook exists, and nothing else.

House Spek is Australian and property data is held in Australia.

The Marketplace

How a job reaches a trade, and what a subscription actually buys.

A place to use the property record when you need work done. Owners can post a job with useful property context, trades can reply without buying the lead, and contact details remain private until the owner chooses to continue.

No. Replying to a job post is free. A subscribed Trade Account provides earlier access to relevant local jobs.

Selling, buying and building

What happens at sale, and what the record adds at market.

You can publish reports from records you already hold, so a buyer receives a history rather than a conversation.

No. The record starts from the documents you already have, including the settlement pack, and it fills from there.

No, and we are deliberate about that. House Spek reports what a document says and marks anything that was inferred. It does not grade a property, certify work or recommend financial products.

Small numbers, and we will not dress them up. As at September 2026 there are 112 signed in users and 57 properties, some of which are our own examples.
