Turn what is on file into something useful.
House Spek reports use the information already in your Logbook to help you understand and present the property record. Reports describe what the records say. They do not grade the property, certify work or recommend financial products.
| Report | What it states | What it never does |
|---|
| Insurance | What is covered, by which policy, and what the policy says about the sums insured | Compare insurers or recommend cover |
| Condition Report | Room by room, from the photographs and documents on file, with the date each item was last recorded | Grade the condition of the property |
| Expense Summary | What this property has cost, drawn from invoices already in the Logbook, with denominators | Judge whether the spend was reasonable |
| Furniture Inventory | The contents, with receipts and warranties attached, which is the version an insurer asks for after a loss | Value the contents |
| Construction Checklist | What was certified, what was approved, and what is missing against the documents a handover should contain | Certify the building work |
| Mortgage | Your loan documents, read back to you as facts | Compare lenders, score a product or suggest a refinance |
The right hand column is not a disclaimer. It is what keeps the left hand column worth something.
